Licking County Multifamily Sales Report – June 2026

by Shumaker Commercial Real Estate (SCR)
  1. Executive Summary

The Licking County multifamily investment market remained exceptionally quiet during June 2026. No Auditor-designated valid multifamily sales were recorded during the month despite several deed transfers involving duplexes, triplexes and one small apartment property. Investors continue to monitor the county's expanding residential pipeline, Intel-related employment growth, and infrastructure improvements while transaction volume remains historically light.

The lack of valid sales should not be interpreted as weakening demand. Institutional and private investors continue evaluating Central Ohio opportunities, although elevated financing costs and disciplined pricing continue to reduce completed transactions.

    Market Activity:

    • Valid Sales: 0
    • Recorded Transfers: 12
    • Largest Recorded Transfer: Green Valley Drive Portfolio ($1.34M, Non-Valid)
    • Commercial 40+ Sales: 0
  2. Licking County Sales Activity

    Residential Multifamily (1–4 Units)

    Recorded transfers included:

    • Six duplex transfers
    • Five triplex parcel transfers associated with the Green Valley Drive development in Heath
    • No Auditor-designated valid residential multifamily sales

Several transfers appear to be ownership restructurings or other non-arm's-length conveyances rather than open-market investment sales.

    Commercial Multifamily (5+ Units)

Only one apartment property containing 4–19 units transferred during June.

    Property

    Recorded Transfer

    348/350 Elmwood Avenue, Newark

    $400,000 (Auditor coded Non-Valid Sale)

No Commercial 40+ apartment transactions were reported during June.

    Highest Recorded Transfer

    Green Valley Drive, Heath

Five three-family parcels transferred with a recorded consideration of approximately $1,340,600. The Auditor classified these transfers as Non-Valid Sales, suggesting an internal ownership transfer, development-related conveyance, or other transaction that does not represent an open-market sale.

    Market Perspective

Although June produced virtually no valid multifamily investment sales, underlying fundamentals remain supportive.

    Positive factors continue to include:

    • Intel and supplier expansion
    • Continued residential growth across western Licking County
    • Strong long-term population forecasts
    • Limited availability of stabilized apartment investment product

Owners continue to demonstrate little motivation to sell while borrowing costs remain elevated.

  3. Columbus MSA

Across the Columbus metropolitan area, apartment development remains active although new construction starts have slowed considerably from the record pace experienced during 2022–2024. Developers continue focusing on lease-up of recently completed communities while capital markets remain selective.

Investment demand continues favoring well-located Class B and workforce housing assets where occupancy remains comparatively strong.

  4. Ohio

Ohio multifamily investment activity continues reflecting the national environment.

    Characteristics include:

    • Limited transaction volume
    • Conservative underwriting
    • Higher debt costs
    • Greater emphasis on property operating performance
    • Strong investor preference for stable occupancy and rent collections

Most institutional investors continue waiting for additional interest-rate clarity before increasing acquisition activity.

  5. Forward Watch List

    (Update from May Report)

Newark West Main Street / Thornwood Area

Continue monitoring lease-up activity of recently completed apartment communities. Occupancy performance during the second half of 2026 will provide important indicators regarding future development demand.

    Heath Development Activity

Residential growth remains active with continued monitoring of both multifamily and single-family developments supporting long-term housing demand.

    Intel Influence

Employment announcements, supplier commitments, and infrastructure improvements continue supporting long-term multifamily fundamentals throughout western Licking County.

    Capital Markets

    Monitor:

    • Interest rate direction
    • Agency lending spreads
    • Construction financing availability
    • Investor cap rate expectations

    SCRE Market Opinion

June should be viewed as a pause in recorded investment activity rather than deterioration in market fundamentals.

The absence of Auditor-designated valid sales illustrates the extremely limited inventory available for acquisition rather than reduced investor interest. As financing conditions gradually improve, transaction activity is expected to increase first among smaller apartment properties before expanding into larger institutional assets.
