3. Columbus MSA
Colliers’ Q2 2026 Columbus report, published September 21, reported 0.60% year-over-year effective rent growth and 95.5% occupancy. Approximately 7,803 units remained in lease-up. This regional evidence indicates improving absorption alongside continued competition from recently delivered apartments. These quarterly metro figures provide context; they are separate from September Licking County sale totals. [2]
Market interpretation: The limited county sale count calls for property-specific comparisons. Regional rent growth should not be applied directly to an individual duplex or used to infer a September county valuation change.
4. Capital Markets Overlay
On September 16, 2026, the Federal Reserve raised the federal funds target range by one-quarter percentage point to 3.75%–4.00%. The policy rate is a financing backdrop rather than a quoted multifamily mortgage rate. For acquisition analysis, current lender terms, debt-service coverage, operating expenses, and required repairs remain more useful than extrapolating financing assumptions from the month’s one sale. [3]
5. Local Development / Forward Watch List – September 2026
For October, watch for additional valid duplex sales and the return of valid triplex, quad, and larger-property transactions. Additional trades would broaden the comparable-sale set. Monitor local apartment lease-up, concessions, and new supply when evaluating rents; the absence of a valid larger-property sale in September does not establish the absence of development or rental demand.
Selected Market Commentary & References
September’s confirmed activity was confined to a single duplex. The absence of valid sales in the other size categories limits conclusions about investor demand or pricing for those properties.
Method and source notes
Reporting period: September 1–30, 2026, inclusive, using the Auditor’s transfer date. Records reviewed October 5, 2026. Only transfers explicitly marked Valid Sale Yes were included in counts, volume, and price calculations. Transfers marked No, including positive-price transfers, were excluded. Assessed market value was not substituted for sale price.
Searches covered two-family codes 520–525 and 528; three-family codes 530–535 and 538; apartment codes 401–403; mixed-use codes 404, 431, and 473; and LIHTC codes 569, 592, and 593. Elderly housing, student housing, and other residential-on-commercial categories were also checked. Code 401 covers 4–19 units; its September results were non-valid, so neither quads nor larger properties from that category entered the valid set. Multi-parcel conveyances are counted once, and repeated prices are not added as separate sales.
